We’ve further improved our criteria, increasing our maximum LTV, and introduced two new 10 year products.

  • Up to 80% LTV
  • Minimum Interest Cover Ratio of 140%
  • Stress rate of 5.5% for purchase and remortgages, 5% for non-capital raising remortgages
  • No minimum income (evidence of income still required and affordability will be assessed)
  • No maximum tenancy term
  • No maximum age at term end

Portfolio Landlords

  • Up to 80% LTV
  • Maximum portfolio size of 10 mortgaged rental properties, irrespective of lender
  • Up to four rental properties can be mortgaged with the Society

  • Up to 70% LTV
  • Minimum Interest Cover Ratio of 140%
  • Stress rate of 5.5% for purchase and remortgages, 5% for non-capital raising remortgages
  • Additional income can be considered as part of the affordability assessment
  • Primary applicant must have a minimum income of £40k
  • Dedicated Holiday Let products

Houses in Multiple Occupation (HMO)

We're now specialising in both Small HMOs (housing up to and including 6 occupants) and Large HMOs (housing more than 6 occupants).

  • Maximum of 8 bedrooms
  • Minimum Interest Cover Ratio of 165%
  • Up to 75% LTV
  • Maximum loan value of £750,000
  • No minimum income (evidence of income still required and affordability will be assessed)
  • No maximum tenancy term
  • Specialist valuers who assess an HMO property’s market and rental value based on 100% occupancy of all the lettable rooms
