Where your insurance cover is arranged as part of your mortgage and is shown in your mortgage statement, please read the following information.
Please note that if your home insurance is not arranged through your mortgage the insurance premium will not appear on your annual mortgage statement as you will pay this independently to a third party provider.
Meeting your insurance payments
If you have arranged buildings and/or contents insurance and/or mortgage payment protection insurance through the Society your insurance premium may be collected as part of your monthly mortgage payment. If your insurance premium is collected in this way and you fail to make your monthly mortgage payment on time or in full, the Society will, as a concession, continue to make payment of the amount representing your insurance premium to the insurers on your behalf. The amount of your insurance premium will continue to be debited to your mortgage account and will form part of the arrears balance on your mortgage account and the Society will take the necessary steps to ensure that any outstanding premiums are paid. You should inform the Society if you wish to cancel any such insurance policy, at which point, cover under your insurance policy will cease. You are reminded of your obligation to maintain adequate insurance to insure the property against fire and such other risks, in accordance with the terms and conditions of your mortgage with the Society.
If you have a Home Insurance Policy with the Society
The Home Insurance products arranged by the Society provide discounts based on your age, the buildings sum insured of your property and the level of security in place at your home. The discounts which you are currently receiving are shown within the Home Insurance Renewal Details section of your mortgage statement. If you would like to check your eligibility for any of the above discounts, please contact our Statement Enquiries Team on 0113 225 7760. Changes have been made to your policy where this is applicable. It is important that you read the revised wordings in the policy booklet at the bottom of this page.
Renewing your insurance
Subject to the insurers’ consent, your policy will renew each year until you inform us otherwise. Renewal is offered using the information we have at the time it is issued. We or the insurer may revise or withdraw it if, before the date your renewal takes effect, any event occurs which gives rise to a claim, even if we are notified after your renewal date. To ensure that claims payments keep pace with inflation, your premiums may be index linked to the House Rebuilding Cost Index using figures calculated by the Royal Institution of Chartered Surveyors. Details of your cover are contained in the policy document, which will have been issued to you at the commencement date of the insurance contract. If this has been mislaid or lost, a duplicate policy can be found at the bottom of this page.
Free Home Emergency Cover
Home Emergency Cover is applicable where this is shown in the Home Insurance Renewal Details section in your mortgage statement and is provided to you free of charge. In summary, this policy covers you against emergency situations in your home including the failure of household services you rely on. This policy is intended to complement standard home insurance policies as these only usually cover residual damage rather than providing assistance in dealing with the emergency itself. Your policy provides an Emergency Service by arranging for a call out and labour charges of an engineer plus parts or materials up to £500.
Free Annual Travel Insurance
Free annual travel insurance only applies where this is shown in the Home Insurance Renewal Details section in your mortgage statement. To be eligible for this insurance, you must have a mortgage with Leeds Building Society and be the first named policyholder on a Home Insurance policy with combined buildings and contents cover. This policy also covers your partner and any dependent children aged under 18 who permanently reside with you. No cover is given to any person who, at the inception of this policy or at any subsequent renewal is aged 70 years or over. Eligible children are only covered if travelling with an adult covered by this policy. If you decide to cancel your Home Insurance policy all cover under your Travel Insurance policy will end from the same date.

Family Legal Protection
Family Legal Protection is applicable where this is shown within the Home Insurance Renewals Details section of your mortgage statement. From 1st April 2015, important changes concerning the cover provided by this section of the policy will take place. A revised policy wording will be issued under separate cover nearer the time.
Personal Belongings Cover
Personal Belongings cover is applicable where this is shown in the Home Insurance Renewal Details section in your mortgage statement. Please refer to your policy booklet for full details of the key features and exclusions to this section of your policy, including the maximum amount payable for any single item.
If the insurer is shown as Aviva Insurance Limited, then buildings and contents insurance and payment protection insurance arranged by Leeds Building Society is underwritten by Aviva Insurance Limited, Registered in Scotland No. 2116. Registered Office: Pitheavlis, Perth, PH2 0NH. Authorised by the Prudential Regulation Authority and regulated by the Financial Conduct Authority and the Prudential Regulation Authority. Financial Services Registration No. 202153. Aviva Insurance Limited may decline to quote in some circumstances.
Aviva has reviewed the cover provided by your policy and effective from 1st April 2015 they will be making improvements to your cover and revising the policy wording, offering greater clarity to certain policy meanings and explanations. Further information regarding these changes will be provided to you under a separate notification nearer the time.
If the insurer is shown as Royal and Sun Alliance PLC within the Home Insurance Renewal Details section of your mortgage statement, then the insurance is arranged by Leeds Building Society and is underwritten by Royal and Sun Alliance PLC, Registered in England and Wales No 93792. If your insurer is shown as Ageas Insurance Limited within the Mortgage Payment Protection Insurance Details section of your mortgage statement, then the insurance is arranged by Leeds Building Society and is underwritten by Ageas Insurance Limited who are authorised by the Prudential Regulation Authority and regulated by the Financial Conduct Authority and the Prudential Regulation Authority. Claims are administered by First Assist Insurance Services. First Assist Insurance Services is a trading style of Cigna Insurance Services (Europe) Limited.

The Society and the insurers are covered by the Financial Ombudsman Service for complaints.
If you have complained to us or the insurers and you are dissatisfied with the final decision, you can refer the matter to the Financial Ombudsman Service. Following the complaints procedure does not affect your right to take legal action. The simplest way to resolve a complaint is to speak to one of our colleagues in branch or call us on 0113 225 7777. The Society is covered by the Financial Services Compensation Scheme (FSCS).If we are unable to meet our obligations, you could be entitled to compensation from this scheme, depending upon the type of insurance and the circumstances at the time. Insurance advising and arranging is covered for 90% of the claim without any upper limit. Information and changes we need to know about
Please call our Statement Enquiries Team on 0113 225 7760 if you need to tell us about any changes or if you require further clarification.
You should keep a record (including copies of letters) of all information supplied to us for future reference.
You must take reasonable care to provide complete and accurate answers to the questions we ask when you take out, make changes to, and renew your policy.
If the information provided by you is not complete and accurate then the insurer may:
- cancel your policy and refuse to pay any claim, or
- not pay any claim in full, or
- revise the premium and/or change any excess, or
- affect the extent of your cover.
Please see the section “Your Insurers” for further details about your insurer.
Please tell us if there are any changes to the information set out in the application form or on your schedule. You must also tell us about the following changes:
- any intended alteration to, extension to or renovation of your property. However you do not need to tell us about internal alterations to your property unless you are creating an additional bedroom, bathroom or shower room
- any change to the people insured, or to be insured
- any change or addition to the contents or the property to be insured that results in the need to increase the amounts insured or the limits that are shown on your policy schedule
- if your property is to be lent, let, sub-let, or used for business purposes (other than occasional clerical work)
- if your property is to be unoccupied for any continuous period exceeding 60 days, or
- if any member of your household or any person to be insured on this policy is charged with, or convicted of a criminal offence (other than motoring offences).

When we are notified of a change, we will tell you if this affects your policy, for example whether the insurer is able to accept the change and if so, whether the change will result in revised terms and/or premium being applied to your policy.
